Year round access and all hunting and fishing rights are included.  Occasional deer or hog passing through the property, good duck hunting, decent dove hunting with right crops planted, and good predator hunting.   Lease includes 170 acres of cultivated crop field that is planted in corn, wheat, and beans in subsequent years.  230 acres of floodplain, creek lines and pasture.  There are two ponds just under an acre that hold water year round.  Ponds are stocked and can be fish.  There is a large seasonal lake that is rain dependent.  During dry season the lake will be dry, during wet years or rainy season the lake will flood almost 50 acres.
